An amazing transformation

A seasoned property-developing couple has turned a derelict Nottinghamshire home into a six-bedroom HMO. Sam Elgie and Trisha Pegg bought the Beeston four-bedroom Victorian terrace for £165,000 with big plans for the run-down home.

The couple started the project in March 2021, just five weeks after Trisha gave birth to their child. Within six months Trisha and Sam had transformed the Victorian home into a modern HMO and made a potential profit of over £100,000.The pair, who project managed the site overseeing their team of builders, added some extra curb appeal, but the biggest changes came inside. A self-contained living studio was added to the front of the property, with a bedroom, kitchen and ensuite.

The third floor homed two more double rooms, as well as a shared kitchen and bathroom. Trisha said: "We had a little period while the property was just sitting here waiting to be transformed. But all in all, I think it actually took five and a half months."
